Gyeyang Industrial Complex, Emerging as a Cutting-Edge and Eco-Friendly Industrial Complex

The Korea Industrial Complex Corporation and the Gyeyang-gu Office have joined hands to build the Gyeyang General Industrial Complex on a 243,083 ㎡ site in Gyeyang-gu, Incheon, adjacent to the Gyeyang IC on the Seoul Metropolitan Area 1st Ring Expressway. The completion is scheduled for 2026. As the complex is located close to the Seoul Metropolitan Area 1st Ring Expressway, as well as the Incheon International Airport Expressway and the Gyeongin Expressway, it has a competitive edge in logistics. The geographical advantage will help significantly in reducing the logistics costs of the companies that will operate in the industrial complex.

The Gyeyang Industrial Complex will be built as an eco-friendly complex near the Seoul Metropolitan Area by filling 21.7% of the total area as parks and green spaces to provide a resting area for workers and pleasant pedestrian roads. A startup support center will be established in the Knowledge Industry Center of the complex to foster small but strong startups, and a parking garage will be built to provide sufficient parking spaces, as well as facilities for young workers. According to the Korea Development Institute, the Gyeyang Industrial Complex is expected to induce production of KRW 71 billion and an added value of KRW 30 billion, and employ more than 1,300 workers.

It is analyzed that the Gyeyang Industrial Complex, along with nearby Seoun Industrial Complex and Gyeyang Techno Valley, will help supply sites for fostering high-tech industries in the Seoul Metropolitan Area and strengthen the competitiveness of tenant companies. Eight types of businesses are eligible to operate in the complex: metal processing and product manufacturing, other machinery and equipment manufacturing, and electronic components, computers, video, audio, and communication equipment manufacturing.

The sites were sold for two days from November 6 to 7, 2024, and a total of 23 industrial sites with a total area of 99,000 ㎡ were supplied, at a high competition rate of 7.9 to 1. A total of 182 companies participated.

The Gaeyang Industrial Complex will consider digital and eco-friendly aspects from the planning stage with the aim of becoming a future-oriented industrial complex. Companies that move into the Gyeyang Industrial Complex are required to install solar panels on the roofs of their factories in accordance with the district unit plan. In addition, a specialized 5G network will be installed across the industrial complex. The specialized 5G network is customized to provide a dedicated frequency and support the services that companies want to introduce in a specific area. The Korea Industrial Complex Corporation will establish a detailed plan after signing a sales contracts and conducting a demand survey.

In addition, smart traffic infrastructure such as smart streetlights and smart crime prevention surveillance cameras will be introduced.

In the future, the Gyeyang Industrial Complex will create a synergy effect for fostering high-tech industries in the Seoul Metropolitan Area by partnering with the nearby Seoun General Industrial Complex and Gyeyang Techno Valley. It is expected to become a key hub for the development of the local economy by tackling site shortages of companies operating in the Seoul Metropolitan Area and providing high-quality jobs to young people.
